The Planning Commission creates and revises a comprehensive plan which must "promote public health, safety, morals, convenience, prosperity, or the general welfare. They make recommendations on capital improvement programs and development impact fees.
They administer the land development regulations that have been adopted by council by approving or disapproving submitted plans and plats.
The BZA serves as an administrative mechanism to enforce the zoning ordinance. The BZA makes decisions on appeals that arise from the administrative decisions of the zoning administrator.
The BZA grants or denies applications for variances from zoning ordinances, and grants or denies applications for special exceptions. The board's decisions are subject to appeal only to a circuit court
